Renovating Your Home Before Selling

From a monetary perspective, renovating your home for sale can be a bit tough to swallow. This is because you are never going to recoup the entire cost of the renovations in the sales price. However, it can make a difference in whether the house sells at all, or in the price you do get for it.

Although it is not the case when it comes to living in a home, when it comes to selling, appearance matters above all else. Functionality should be complete (ie, everything in the house should work) but need not be fancy. Upgrades to the washer, water heater, and more can be done by the new owners. Making everything look clean, polished and nice is what is going to attract those new owners.

Remember that the only costs that go into renovations are not the cash costs. There are also personal costs to you and your family, especially if you are still living in the property. Certain rooms being inaccessible, the constant appointments with contractors and specialists, and noise and dust can all be problems. Don’t let these costs exceed what you feel they are worth in monetary value, or you will be unhappy no matter how well they turn out.

A good coat of paint can do wonders for many homes. If your paint is anything other than shiny and new, have it redone. Stay away from ‘unique’ colors and patterns, and darker shades, however, because these can make a house look dim or less appealing.

Since you are going to sell the house, don’t choose renovations you like. Instead, choose ones that the majority of people look for in a home. Carpet in the bathrooms and/or the kitchen is generally not appreciated by the majority of buyers, and neither is that incredibly unique mural on the wall in the living room.

Try not to show the house while renovations are in progress. Holes, dents, and half-finished construction work do not attract buyers to your property. Make sure that as much lighting as possible is in place when people see the property, too. Poor lighting can doom a sale before it starts.

Living with renovating your home when you don’t get to live with the benefits can be annoying. And it’s easy to put too much effort that won’t be repaid into the process. Keep to a specific, small budget, and balance your personal costs against financial gains, so that you feel good about the effort.
